It was Sandee Hamrick’s brother who threw the dart. He was looking for a new place to call home and figured he’d leave it to chance. Of all the places it could have landed on the entire map of the U.S., the dart ended up just outside of Winston-Salem. Even though she didn’t make the throw herself, Sandee sees that moment as a very important point in her life.
Exploring the Country
You see, her father worked for AT&T and was relocated many times. As children, Sandee and her three brothers lived in quite ten different places throughout the country. In fact, through their many moves and some memorable family vacations, they actually visited every single state in the continental U.S. at one point or another. Unlike many people who are forced to relocate a lot, Sandee and her brothers loved every minute of it. She thrived on the adventure of seeing new places, making new friends and experiencing new cultures. Always a nature lover, Sandee enjoyed seeing firsthand all of the diverse and breathtaking scenery throughout the country.
A Twist of Fate
After throwing the infamous dart, Sandee’s older brother made the move to North Carolina. She followed him less than a year later and instantly fell in love with the natural beauty of the Triad area. That move was in 1985, and Sandee has been making the most of life here ever since. She met her husband, Don, raised four wonderful children and truly set down her roots for the very first time. “I simply love it here,” Sandee says. And whether they are boating and wakeboarding on the lake, taking a drive out to the ocean or going into the mountains for some snowboarding, they take advantage of all the outdoors activities that this area has to offer.
Making a Difference
Sandee’s desire to make a positive difference in her beloved Triad communities is what inspires her every day as one of the area’s premier real estate professionals. However, it’s her love for nature that truly defines her unique approach to her career. Ever since she first moved to North Carolina, Sandee has become more and more “green” in her personal life. Her vegetarian diet consists primarily of fresh, raw food like fruits, vegetables, nuts, and grains. Sandee and her husband built their own home from the ground up using only the most energy-efficient and environment-friendly materials and appliances. They also started their own interior trim, insulation and construction companies, all with a distinctively green focus to help homeowners save money while having a less harmful impact on the world around them.
Sandee’s “Think Green” mentality has made her the natural choice for buyers and sellers looking to improve the long-term value of their homes. With her vast knowledge of modern home construction and bevy of eco-friendly solutions, she offers useful recommendations that will make your home a lot more energy-efficient and appealing to potential buyers. For buyers, Sandee will help you explore every option—including custom home construction and land development—and maximize the possibilities of your new home. Either way, her unique set of skills and knowledge are a great benefit to you.

Deadline rapidly approaching for Tax Credits for first time home buyers and home sellers considering moving up. Should you make your move?
Call me for a free, no-obligation consultation to see if you can benefit by making your move now versus waiting until later this year. The Worker, Homeownership, and Business Assistance Act of 2009's tax credit of up to $6,500 for qualified move-up home buyers ends April 30, 2010. You can purchase by June 30, 2010 but must have a binding sales contract signed by April 30, 2010. The first time buyers tax credit of up to $8,000 for qualified first-time home buyers purchasing a principal residence also ends April 30, 2010. A purchase completed by June 30, 2010 (with a binding sales contract signed by April 30, 2010) may qualify. Historically low interest rates, historically low housing prices in most areas and great values in the move up home market make this the perfect time to act. Call me for a free consultation to run the numbers for you. Don't miss out on the great values!

$8,000 Tax Credit Extended to April 30, 2010! NOW Is the Time to Make Your Move.
The 2009 First Time Home Buyers Tax Credit, which was set to expire November 30, 2009, has been extended. The tax credit has been expanded with new changes that will further benefit qualified home buyers (anyone who have not purchased a home within the last three years):
The new expiration date is April 30, 2010 giving homebuyers over 5 more months and into the spring house-buying season to find their home, get loan approval, and close the transaction.couples the income limit has been raised from $125,000 to $225,000.
With historically low mortgage rates and still low (but rising) prices, this is a good time to make your move. Many buyers who did not take advantage of the market conditions months ago are wishing they had acted. Don't miss out. Call me to set up a free consultation to help you explore and maximize this opportunity.

Homeowners: Do Market Opportunities and a New $6,500 Tax Credit Make it a Good Time To Sell?
A new revision to the recently extended Homeowner's Tax Credit may be a window of opportunity for some home owners who have been wanting to sell their home, whether to move up or to downsize, but have adopted a "hunkering down" mentality.
The new tax credit is for current homeowners: if you have owned and resided in your home for at least 5 consecutive years out of the past 8 years, you can qualify for up to a $6500 tax credit.
If you combine this new tax credit with historically low interest rates and great values in the market place, it might be a really opportune time to make your move. However, this tax credit is only for a limited time and waiting too long may cause you to miss out on market opportunities that could benefit you. Each person's situation is different. I will be happy to provide a no-obligation consultation to discuss your home's current value as well as the prices of homes in your target range and explain in more detail the stipulations on the tax credit. Don't look back and wish you had sold your home instead of waiting. There's no obligation to explore your options. Call me to schedule a meeting today.
